This delightful period cottage is the centre of a terrace of three in a most attractive village, within walking distance of the local pub and restaurant. The cottage offers accommodation of genuine charm, which includes a delightful sitting room with brick chimney breast, wood burning stove and boarded floor, a kitchen, comfortable bedroom and bathroom. Outside there is a small seating area immediately to the rear of the cottage, large enough for a couple of garden chairs, somewhere to enjoy a cup of coffee and a good book in the sunshine and then a path leads to the rear to the main area of garden, which is laid to lawn together with a paved terrace area, wonderfully private and tucked away. Beyond this piece of garden there is a brick built store of brick under a slate roof.

The house has mains drainage and electric heating.

Council Tax Band C £1638.49 2019/2020

St James C of E Primary School, Ofsted Graded 'Good', is situated between East and West Hanney just a short walk from the cottage by footpath.

Wantage with Waitrose, Sainsburys and so much more, is just over 3 miles away and Didcot Rail Station with its fast link to London Paddington (circa 40mins) is just under 8 miles from the cottage.

East Hanney has a village shop and post office alongside its lively and well used village hall. There are good sports fields adjacent to the village hall and a tennis club complete with floodlit courts.

West Hanney, little more than a mile away has another pub, The Plough, and a Indian restaurant.
