MARCH 2021 – EICR Update

In 2019 I wrote an article explaining the impending changes to the Electrical Safety in rental properties - what now seems a lifetime, or to be precise three lockdown, ago.

Since then, we have been working with our “Managed” landlords and qualified electricians to ensure that their properties have had the necessary Electrical Installation Condition Report completed. An EICR has always been something we have advised a landlord should have carried out as even before the latest legislation there was always an onus on a landlord to ensure the electrics were safe and an EICR was undoubtedly the best way to evidence this. This has perhaps put us ahead of the game in many respects and avoided the mad rush many electricians and agents will have been facing over the last month or so.

With properties we manage now having the necessary reports in place we have also been reaching out to clients that manage their own properties to ensure they are both aware of the need to have an EICR and have trusted contractor to call upon.

In the ever-evolving world of Lettings I anticipate inevitable further legislative changes in the coming months and years; this is the primary reason I think a fully managed service proves invaluable to a landlord as the fines for missing these pieces of legislation far outweigh the management costs not to mention the peace of mind that everything is covered.
